Development

Acting for a wide range of developers, funders, and local authorities, we offer a comprehensive real estate development and regeneration service. This includes site assembly (with or without compulsory purchase) including obtaining vacant possession, managing the planning process to secure the necessary planning permission, structuring and negotiating tax-efficient development and financing arrangements, negotiating construction contracts, professionals' appointments and all necessary infrastructure and neighbour agreements and dealing with the lettings and sale of the development.

• Bracknell Town Centre Regeneration - LG are acting for the developer, Bracknell Regeneration Limited Partnership, in relation to the regeneration of Bracknell town Centre. As part of this, the team have recently advised on a new food store letting to Waitrose (this is Waitrose's lowest carbon store yet). This store has now opened to trade to the public. LG continue to deal with all real estate aspects of this regeneration project, including site assembly and anchor tenant pre-lets.

• Sainsbury's Supermarkets Ltd - LG have been involved in the purchase and development of approximately £750m worth of foodstore development. The projects range from solus developments (Sutton/Greenwich London) to town centre regeneration projects (Bicester Town Centre). LG acted in conjunction with not only sellers/developers but other important financial and material stakeholders such a local authorities, government agencies and associated local bodies.  LG also executed a £250m sale and leaseback programme which provided Sainsbury's with additional capital as well as operational and strategic flexibility.

• Prime Knightsbridge Developments Limited - Acting for the owners of the hotel and residences to be known as Bulgari Hotels & Residences, on the development, structuring, procurement, construction, letting and sale of the residences, penthouse apartments and the hotel element.  The hotel is due to open in Spring 2012.
